There are many rates available to suit your lifestyle and help you manage your budget as your needs change over time.
- Re-mortgages: we can help you either get a better rate on your mortgage in order to save you money on your monthly payment, or borrow more money in order to pay off some of those credit cards and loans, or even build an extension for your ever-changing needs. Many products offer free valuations or help with legal fees in order to help make the process as affordable as possible. Tell us about your plans and we will see what we can do for you.
- Further Advances: You may wish to borrow some more money, and stay with your existing lender. A lot of mortgage lenders will allow us to help you with your additional borrowing requirements.
From start to finish:
We aim to make your experience as simple and easy as possible. Initially we would need to find out a little bit about you, your income, your credit history and what your plans are. We discuss this when you first contact us and can give you an idea of your likely costs, deposit amount and what standard costs are likely to be. Once you have made a decision on how you want to proceed, or find your ideal property, we would invite you to book an appointment and go through all the information we would need to make a recommendation. At this stage we need documents to verify your identity, income and savings. We would also discuss the best way to protect you and your family when taking on the commitment of a mortgage by way of mortgage protection, life insurance and critical illness cover. We would then discuss the most suitable lender and mortgage for your needs. Once you are happy we will make an application to the lender we have chosen for you.
The length of time it takes from obtaining an agreement in principle to getting a mortgage offer can vary depending on the lender’s turnaround times, getting a valuation report on the property and settling any outstanding queries the lender may have.
Once all outstanding queries have been settled the mortgage offer will be issued. A copy will be sent to your solicitor who will ensure all necessary searches are carried out, register your ownership of the property with Land Registry and ensure any conditions of the mortgage offer are satisfied before the completion date.
